1. Your roof has Missing, Damaged, or Loose Tiles – High Winds can easily explout weaknesses in your roof. Missing tiles or shingles allow water intrusion onto your underlayment and fasteners. Those fasteners begin to corrode ausing leaks and the underlayment will fail due to water exposure. Even small openings can become a major problem in the long term. Unless you have a metal system, you should seal up all potential openings to the roof system.
2. Your Roof is 10 years old and has not been Inspected – Many homeowners wait until they see a problem (like a leak in their home) before calling a roofing contractor! Unfortunately, by that point the home has been damaged and may extend beyond the roof! Now, you have to replace plywood, possible insulation, dry wall, and replace furniture damage! Due to the intense Florida sun, heat, humidity, and powerful storms in Fort Myers and Naples, roofs need routine maintenane. 6. Your Flashing and Roof Penetrations need attention – The most vulnarable areas of the roof are not what you would likely consider ‘most important’ but we do! Valleys, roof to walls, transitions, vents, pipes, chimneys, skylights – we call these the Critical Areas. These areas have flashing metals that we need to be completely waterproof. Over time, these flashings could have water exposure and deteriorate or loosen it’s seal due to the home settling.
7. You Don’t have a Maintenance Plan – The best time to discover a roofing problem is not after a storm, it’s before! We want to avoid damage as much as possible. A proactive Maintenance Plan can include Annual Roof Inspections, Roof Cleaning, Preventative Maintenance, Gutter Inspections, and Minor Repairs all documented in a report for your records. Regular Maintenance extends the life of your roof and gives you peace of mind going into the rainy season.
