Hurricane Season is here
and Fort Myers and Naples are breaking rainfall records! Fort Myers received 4.53″ of rain on June 13th breaking a previous rainfall record of 3.05″ from 122 years ago!
Summer brings in more than just the heavy rain and humid air, it truly puts your home to the ultimate test. Your roof may look fine from the ground, but may have hidden issues that can soon turn into major leaks, water damage, and costly repairs when a storm arrives.
For our clients in Fort Myers, Bonita Springs, Estero, and Naples, we advocate for preparation and proactivity when it comes to your roof. Preparing for hurricane season is one of the smartest steps you can take to protect your home, even if a storm does not hit us directly. We recently saw tornadoes hit the area, high wind events, and even major storms are popping up on a random Tuesday. We, at International Roofing, recommend schedulign a professional roof inspection in Fort Myers before peak storm activity begins.
In the meantime, here are seven signs your roof may not be ready for the summer rains and hurricane season.
- Your roof has Missing, Damaged, or Loose Tiles – High Winds can easily explout weaknesses in your roof. Missing tiles or shingles allow water intrusion onto your underlayment and fasteners. Those fasteners begin to corrode ausing leaks and the underlayment will fail due to water exposure. Even small openings can become a major problem in the long term. Unless you have a metal system, you should seal up all potential openings to the roof system.
- Your Roof is 10 years old and has not been Inspected – Many homeowners wait until they see a problem (like a leak in their home) before calling a roofing contractor! Unfortunately, by that point the home has been damaged and may extend beyond the roof! Now, you have to replace plywood, possible insulation, dry wall, and replace furniture damage! Due to the intense Florida sun, heat, humidity, and powerful storms in Fort Myers and Naples, roofs need routine maintenane. Regular inspections help identify any agin materials, weakened areas, and maintenane needs before a major problem arises. A Fort Myers and Naples roof should be inspected annually because our climate creates unique challenges that roofs in our Northern States do not experience.
- Granules are Missing from Your Shingle or Stone Coated Roof – Granule loss is a normal part of the aging process for Shingles and Stone Coated roofs. Excessive granule loss – IS NOT. As these roof systems age, they can lose their protective layer and be suseptible to the elements. If you see bald spots on stone coated roofs, curling or lifted edges of shingles, cracked shingles, and even bent shingles, a professional roof inspection is needed. We can determine whether your stone coated roof or shingle roof still has enough life left to withstand the Florida weather.
- Your Gutter and Drainage System is not Working Properly – Poor drainage can lead to accumulating water causing deterioration in your valleys, gutters, and even your foundation. Keeping your gutters clean and maintained is important not only for your roof, but for your home!
- You have signs of past Water Damage – A roof does not always announce a problem with a major leak and red alarms. Sometimes the warning signs appear inside your home first. Look for old water stains on the celing, discoloration, musty odors, peeling paint, and damp insulation. These small but dangerous signs can turn into a major problem if left alone. Assess these issues before the consistent moisure eats at your home.
- Your Flashing and Roof Penetrations need attention – The most vulnarable areas of the roof are not what you would likely consider ‘most important’ but we do! Valleys, roof to walls, transitions, vents, pipes, chimneys, skylights – we call these the Critical Areas. These areas have flashing metals that we need to be completely waterproof. Over time, these flashings could have water exposure and deteriorate or loosen it’s seal due to the home settling.
- You Don’t have a Maintenance Plan – The best time to discover a roofing problem is not after a storm, it’s before! We want to avoid damage as much as possible. A proactive Maintenance Plan can include Annual Roof Inspections, Roof Cleaning, Preventative Maintenance, Gutter Inspections, and Minor Repairs all documented in a report for your records. Regular Maintenance extends the life of your roof and gives you peace of mind going into the rainy season.
