A tile roof is all about what is underneath

A well installed tile roofing system is all about the underlayment and flashing accessories. The true waterproofing layer is below your tile, and the tile is the component protecting your underlayment and keeping your home watertight. It is essential for tiles to be adequately aligned, not only for a uniform appearance but to make sure they are doing their job. Most tile roofs outlast the underlayment beneath them, which is why a tile roof that looks perfect from the street can still leak at 20 to 25 years.

On our tile installations we use peel-and-stick underlayments such as Polyglass TU Plus and TU MAX, and on critical areas such as roof vents, pipes, valleys and other penetrations we double the underlayment and fasten with two screws per tile.

  • Durability. When properly installed, a tile roof can outlast most other roofing materials, with an expected lifespan of 20 to 25 years before the underlayment needs attention.
  • Variety. Concrete roof tiles are available in multiple colors, profiles and sizes: flat tile, S-tile and barrel profiles, in blends from charcoal and slate to espresso and terracotta.
  • Fire and wind resistance. Tile roofs are fire resistant with a Class A fire rating and withstand wind speeds of 125 mph.
  • Longevity and warranty. Manufacturer warranties on tile roofs vary from 50 years to limited lifetime, plus we offer a 10 year workmanship warranty.
  • Value. Although tile is initially a bigger investment than standard shingles, the added safety, aesthetic and longevity of tile is worth every penny.

Tile roof repairs and inspections

Cracked tiles, loose tiles, ridge cap problems and aging underlayment are the issues we find most often before hurricane season. How a tile roof replacement works with us

  1. Free inspection, photos and a written estimate with tile profile and color options.
  2. HOA submittal where your community requires it, then the county permit and Notice of Commencement.
  3. Tear-off, decking inspection and repair, peel-and-stick underlayment, flashing, then the tile, ridge and hip installation.
  4. County final inspection, warranty documents and your wind mitigation form.

How long does a tile roof last in Southwest Florida?
The tiles themselves can last 50 years or more, but the underlayment beneath them usually reaches the end of its life at 20 to 25 years. That is when most tile roofs here are replaced.

Can people walk on my tile roof?
Carefully. Cleaning and maintenance crews who do not know how to walk on tile are one of the most common causes of broken tiles. Have your tile roof cleaned by roofers.

Disadvantages of Tile Roofing

  1. Initial investment is more expensive than shingles.
  2. Tile is significantly heavier and requires your home to be structurally prepared for the weight of tile.
  3. Tile is great as a solar heat retention device. In the winters it might be good to keep your home insulated; but in Florida, Tile can retain heat and slowly release through the night.
  4. Tile breakage is an extremely common issue. If you live on a golf course and are subject to flying golf balls your roof is at risk for many problems. Cleaning and maintenance crews might also damage your tile by not walking on it properly. As a result, you might be looking at high repair costs.
