Estero homes are a few miles inland, which spares them the worst of the salt air, but not the sun, the rain or the wind. Estero roofing questions
If it was installed before about 2005 and has never had the underlayment replaced, it is in the window. An inspection tells you for sure. Cracked or slipped tiles, stains on the lanai ceiling and dark streaks on the underside of the decking are the usual signs.
