Tile vs. Metal Roof for Naples HOAs: How to Choose

Most Naples communities were built with concrete tile, and many associations still require a tile look. But more boards now approve standing seam metal, and stone coated steel gives a tile appearance in steel. If your roof is coming due, here is how the options compare, using what we see on Naples and Collier County roofs and what we install. Start with what your HOA allows

Many Naples communities require an approved color, profile and manufacturer before any roofing work starts. Before you fall in love with a material, check your architectural guidelines. Concrete tile

Tile roofs are arguably the most popular choice in South Florida for their gorgeous aesthetic as well as their durability. Tile is fire resistant with a Class A fire rating and withstands wind speeds of 125 mph. Manufacturer warranties vary from 50 years to limited lifetime, and we offer a 10 year tile workmanship warranty.

The thing to understand about tile is that it is all about what is underneath. The true waterproofing layer is the underlayment below the tile. The tiles themselves can last 50 years, but the underlayment usually reaches the end of its life at 20 to 25 years, and that is when most Naples tile roofs are replaced even though the tiles look fine from the street. Tile is also significantly heavier than shingle and requires the home to be structurally prepared for it, and tile breakage from foot traffic, falling branches or storm impact is a common issue. Standing seam metal

Standing seam metal roofs are quickly becoming extremely popular as homeowners look for longevity, a modern look and protection. Long vertical panels are joined by raised seams and every fastener is hidden, so nothing is exposed to UV, moisture and wind. Standing seam withstands 120 mph winds and metal roofing lasts 40 to 70 years, with no tile underlayment cycle at year 20. It is available in a variety of colors and finishes including Kynar 500, a resin-based finish with long-life color retention and resistance to fading and chalking.

Two points matter in Naples. First, salt and brackish water make corrosion resistance important, so we recommend aluminum panels near the Gulf and the bays. A Naples home we re-roofed in 2024 had a rusting exposed-fastener 5V metal roof; it was replaced with standing seam aluminum with hidden fasteners. Second, standing seam is a flat, contemporary profile, and some associations do not allow it, or allow it only in specific colors. Many now do. We check your guidelines before quoting. Stone coated steel: the tile look in metal

Stone coated steel offers the strength and durability of steel while offering the traditionally beautiful look of tile, shingles and shakes. The panels are lightweight, fireproof and hurricane strong, resistant up to 120 mph winds. Because it is light, a home built for shingle can take a stone coated steel roof without structural changes, and because it looks like tile, communities that require a tile look usually approve it in a matching profile and color.
